Water is one of the most overlooked resources in facility management, at least until supply becomes unreliable or bills rise. Large facilities such as campuses, IT parks, hospitals, factories and warehouses use water for sanitation, cooling towers, cleaning, landscaping, canteens and processes. With many Indian cities facing water stress, conserving water is both a smart cost measure and a responsible business practice.
You can't reduce what you don't measure. Install sub-meters on major uses, such as cooling towers, washrooms, kitchens, landscaping and process areas. Monitoring daily consumption reveals unusual spikes, which often point to leaks or wasteful practices. Compare usage per occupant or per square foot against benchmarks to see where you stand.
Find and fix leaks
Leaks are among the biggest sources of hidden loss. A dripping tap or running cistern can waste thousands of litres over a month, and underground pipe leaks can go unnoticed for long periods. Regular inspections, pressure checks, and leak detection sensors help catch them early. Include plumbing checks in your preventive maintenance schedule.
Install water-efficient fixtures
Retrofitting is one of the fastest wins:
These changes can reduce washroom water use significantly without affecting comfort.
Recycle and reuse
Sewage treatment plants (STPs) can produce treated water suitable for flushing, landscaping, cooling tower make-up and floor washing. Where greywater is separated, it can be reused with minimal treatment. Reuse reduces both freshwater demand and discharge burden, and it can be a major saving for large sites.
Harvest rainwater
Rooftop rainwater harvesting can feed storage tanks for non-potable use or recharge groundwater through recharge pits and borewells. In regions with strong monsoons, like much of Maharashtra, a well-designed system can meaningfully offset demand. Keep catchments, filters and drains clean before the rainy season.
Optimise cooling towers
Cooling towers can be among the largest water users in a facility. Managing cycles of concentration, maintaining proper water treatment, checking for drift losses and fixing overflow issues help reduce make-up water requirements.
Smart landscaping
Choose native, drought-tolerant plants and use drip or sprinkler systems with timers and soil moisture sensors. Water in early morning or evening to reduce evaporation, and mulch to retain moisture.
Rethink cleaning practices
Switch from hose-based washing to mopping, dry sweeping and high-efficiency cleaning machines where possible. Train housekeeping teams on correct dilution and water use. Small habit changes add up across a large site.
Engage occupants
Simple signage, awareness campaigns and reporting channels for leaks encourage everyone to help. Sharing progress, such as litres saved per month, keeps the effort visible.
Set targets and review
Set a realistic goal, such as a 20% reduction in freshwater use over 18 months. Review data monthly, celebrate progress and adjust the plan as needed.
